This is a clean, reasonably well appointed, reasonably priced, hotel in a reasonable location. The included breakfast is fine, the A/C works well, it's quiet, the staff seems quite friendly and it's a 15 minute walk to the beach. The street is lively if you turn right as you leave, but rapidly thins out if you turn left.
The shower works ok, but isn't in great repair and the hot water tank runs out fairly quickly if you aren't a little careful (this is pretty common with Thai plumbing in my limited experience!). The staff's English is good enough. The room phones need some labelling (0 for the front desk, 221 for room service).
There's not a lot to complain about and the price is very reasonable.
I think you'd need spend a lot more to get a better shower/location/staff language skills. So overall I definitely recommend it!

The bad reviews of this place are very unfair. We stayed here for one night (whilst construction work was ongoing) and it was above average in all aspects. It is right on the main street in Ao Nang, so close to lots of restaurants.
The breakfast is also very good with plenty of options available.
The rooms are also very spacious with separate shower and toilet areas.
We would definitely stay here again.
For those complaining about English speaking staff, sometimes people from the west take for granted that we go to someone else's country, but expect them to speak our language?

We paid for a sea facing room but didn't get one. The tea, coffee & sugar for the room wouldn't be refilled till we complained about it. Not many options for vegetarians to choose from for breakfast and the staff don't make an effort to ask if they can offer something else to make up for the lack of options.

Overall it's a great, cost effective 3-star hotel experience, as stated.
The rooms are beyond average. Beds are super comfy, TV entertainment is great (better than any other hotel I've been to) and balcony and view is superb.
The bathroom, toilet and overal decor of the room needs some work - But its decent.
Breakfast buffet is very mediocre and needs more variety.
Staff are friendly and efficient.
Surrounding amenities are a walk away.

Steeper driveway than expected, tuk tuk s don't like taking you to the foyer so make sure you like to walk uphill.
Room was spacious, but no hand towels or face washers. Some of the towels were a little worse for wear.
Breakfast was nice, good variety.
It is a decent walk to the beach and downhill it is just getting back up the driveway that gets you lol
