We had a mixed experience during our stay. On one hand, the staff was incredibly friendly and attentive throughout our visit, which was a real highlight. The location is absolutely fantastic, with easy access to a beautiful beach. ​The hotel facilities and pools were truly excellent and very well maintained. We also really appreciated the beautiful, well-kept gardens around the property. ​However, the rooms themselves were a significant drawback. They were not as clean as they should have been upon arrival, and several items needed minor repairs (a broken light fixture, a leaky faucet). This definitely impacted the overall comfort of our stay. ​The food was decent ("okay"), with a good variety, meaning there was always something for everyone to find and enjoy. ​Overall, this hotel has amazing staff, location, and facilities, but the management really needs to address the cleanliness and maintenance issues in the guest rooms.

I am going to start this review by saying we came back this year because we enjoyed our holiday last year here. But this year was a big let down housekeeping was almost none existing. The bathroom, bedroom and balcony were not cleaned and bed sheets were not changed the whole holiday. As for all day snacks and ice cream being available this all non existing. A few sandwiches being put in a fridge beside the pool bar was not enough they were gone as soon as they were put in and not replaced quick enough. I managed to get one sandwich the whole holiday. Ice cream for the kids was only when the restaurant was open. The poor in the house front bore the brunt of guests complaints while management stayed behind closed doors. One poor receptionist was in tears. This is no way to run a hotel even it's the end of the season my family will not be back again. I know that a lot of the other guests feel the same way. I stayed at the Kipriotis Village Resort in Kos with my family and unfortunately, our experience was extremely disappointing and stressful. From the start, we encountered multiple problems with our room. The TV didn’t work, the room was infested with ants (I even have video evidence), and one evening we were locked out of our own room due to a faulty lock. Staff assistance was slow and unhelpful, which left us stranded outside with young children. We had booked expecting a luxury 4 stars resort, but the reality was far from what was advertised. The room was very far from the main amenities, which was particularly difficult for us as we have three children with autism who need quick and easy access to food and familiar spaces. I specifically requested a room closer to the food court for this reason, but this was ignored. The facilities themselves were poorly maintained and certainly not up to the “luxury” standard promised. Cleanliness was inconsistent, and we often felt the resort was understaffed and overwhelmed. To make matters worse, my daughter, who has chronic lung disease, had to use her inhaler more frequently during the stay, which I strongly believe was due to the poor air quality and conditions in the room. Overall, this holiday caused us more stress than enjoyment. We felt misled by how the resort was advertised compared to the reality. I would not recommend Kipriotis Village Resort to families, especially those with additional needs, as the service and facilities do not meet basic expectations, let alone “luxury ” standards.

We thoroughly enjoyed our time here, even though the hotel's standards did not quite align with a four-star rating. Upon our late-night arrival, my family and I were met by a receptionist whose demeanor was somewhat less than welcoming, but thankfully, things improved from there. We were transported to our room by car. The room itself showed its age, and the bathroom was even older. We did encounter ants in the bathroom. The room lacked proper cups for coffee or tea, offering only disposable ones. Fresh towels were provided only once during our seven-day stay, and we had to request them. The bed linens were not changed, and the rooms were not cleaned beyond the removal of trash. The pool area was not too bad, though there was a considerable amount of litter, which appeared to be the result of guests not cleaning up after themselves. Securing a sunbed by the pool proved to be quite challenging. However, the food was delightful, with a wide variety of options.

We had great family staying in this hotel at the end of September. One thing - most of those very negative reviews are not correct and are very subjective! I can not complain taking into account cost/effect - for reasonable price you have all what you need. Only rooms are maybe a bit old fashioned and bathrooms required extra cleaning service (btw which is very responsive on your call). In total solid 4 mark.
