Fiesta Americana Condesa Cancún is an all-inclusive resort. The programme generally consists of breakfast, lunch and dinner, all served in the hotel restaurant. During meals soft drinks, beer, water and wine are usually offered. Locally produced alcoholic and non-alcoholic drinks like water, wine, soft drinks, beer and spirits are usually served throughout the day (except during meal times).

The rooms are quite nice and comfortable, and the resort itself is decent. The restaurants are nice but the food at the buffet is a hit or miss. Check-in takes way too long and room service is also very slow. Food takes forever to arrive. Our room’s door battery ran out and it took hours for them to come replace it. Broke a glass which also took an absurd amount of time to come clean. Also no action was being taken to maintain the beaches which was disappointing. The one thing that really annoyed me however was that there was no chalk by the pool tables, and when I asked the front desk if they had any, the person gave me one and said I had to return it when I was finished. Whose nonsensical idea is that? It’s chalk just leave it by the tables, people shouldn’t have to go to the front and check it out like a library book. Seemed like a ridiculous cost cutting measure. Foosball tables also not fully functional. Overall not terrible but you can get much better value for the same price.

I recently stayed at Fiesta Americana Condesa Cancun and, unfortunately, the experience did not live up to expectations. One of the biggest disappointments was that children were allowed in bar areas that are typically reserved for adults. Kids were seated on bar stools and present during bar entertainment, which significantly impacted the ability to relax and enjoy what should have been adult-only spaces. Additionally, the reservation staff was rude and dismissive during check-in. It also came as a surprise that the hotel was under major construction during our stay—something that was not mentioned at the time of booking. Heavy drilling and digging were taking place directly next to the pool chairs, creating a loud and disruptive environment all day, every day. Had we been informed of this in advance, we would have chosen a different resort. That said, a few staff members made a lasting positive impression. Pedro and Enrique provided exceptional service throughout our visit, going above and beyond to assist with anything we needed. Margarita, who cleaned our room daily, did an outstanding job—everything was spotless and refreshed to perfection. While there were some highlights, the overall experience was overshadowed by the noise, lack of transparency, and limited adult-only relaxation areas. I hope the hotel considers improving communication around construction and enforcing better separation of spaces for guests seeking a more peaceful, adult-oriented stay.

⭐️⭐️⭐️ (Being generous…) – “Good Staff, Bad Everything Else” I stayed at Fiesta Americana Condesa Cancún with my 10-year-old son, and let me tell you — the only thing “all-inclusive” here was the disappointment. They boast about “many restaurants,” but only two accept reservations — and guess what? Even for the ones that are supposedly walk-in, they made us wait 40 minutes. With a hungry child. On vacation. In a 3-digit-heat Cancun night. 💀 Now, let’s talk about the room: Old TV from the dinosaur era, furniture that probably came with the original hotel opening, and no bath towels. Not one. I had to towel off with my patience and prayers. 🧖‍♀️ The pool? Not clean. The beach? Smelled like Poseidon forgot to flush. The water in the room? NOT bottled mineral water — it tasted like rusty Cancun tap. My son and I even got sick. Not the tropical memory I was aiming for. Oh, and check-in? Took over an hour. For what?! I wasn’t being crowned Queen of the Resort, just trying to get a room key and save my vacation! To be fair, the staff were friendly and sweet — shout-out to them for keeping smiles on their faces while the whole place crumbles like a stale churro. But amazing people can’t fix broken services, outdated facilities, and low hygiene standards. If you want friendly people but trash services, sure, come here. If you want cleanliness, quality, and comfort — RUN. 🏃‍♀️💨 This hotel is barely a 3-star. Honestly? I wouldn’t recommend it to anyone.

I had a great experience at the resort. From the time I arrived, the check receptionist was informative and professional. My room was excellent, clean, and air conditioner nice and cool. The resort was clean and kept in great condition, the buffet offered a variety of meals each day and the other restaurants were amazing and delicious. The resort is right in front of the beach and the service received was excellent my whole stay. Family friendly if you have kids as well.

This place is DEFINITELY NOT A 4.5 STAR HOTEL. It's a 3 star at best. The food is not edible. I basically fasted for the 3 days I was there, and went out of the resort for dinner for 2 of the nights. The facility is extremely outdated. The floors are extremely slippery (4 of my family members slipped), the design of the hotel is extremely poor (you have to loop the entire resort to get from point A to Point B), and THERE IS NO AC ANYWHERE EXCEPT THE ROOMS and one tiny gift shop. The staff was friendly, but that's about it. I do not recommend this hotel to anyone who is looking for a relaxing all-inclusive experience. I've been to Cancun 6 times, and this was the worst hotel compared to all of my other experiences.
