Our stay at Fiesta Americana Condesa Cancun was absolutely wonderful from start to finish! The resort is beautiful, clean, and full of positive energy — a perfect mix of relaxation and fun. One of the best parts was the buffet options for breakfast, lunch, and dinner — there was so much variety every single day, and everything was fresh, flavorful, and beautifully presented. Whether it was Mexican, Italian, or continental dishes, there was always something new and delicious to try. As someone who is allergic to eggs, I was honestly a bit nervous about eating at an all-inclusive resort. But I have to say, I didn’t have even one bad experience. Every staff member I interacted with was so kind, attentive, and genuinely careful about my allergy. They went out of their way to check ingredients and ensure my meals were safe — which made such a huge difference in enjoying my vacation stress-free. From the warm hospitality to the amazing food, beachside views, and overall comfort, everything exceeded expectations. Fiesta Americana Condesa truly made me feel cared for, and I couldn’t have asked for a better experience. Highly recommend this resort — especially for anyone with dietary restrictions — they take care of you like family. 💕🌊✨

WATER FALLS

The beach and swimming pools are very nice, but the resort itself is quite small with very few activities to do—almost nothing, to be honest. Most of the guests walk around wearing suits and dresses, which makes you feel more like you’re attending a business meeting than relaxing at a resort (lol). Smoking is only allowed in certain outdoor areas, and not near the bars. There’s not much food variety, and you have to make a reservation every time you want to eat, supposedly due to “high occupancy,” even though the place feels almost empty. All the restaurants have a dress code—even for breakfast by the pool—which is very unusual, as most resorts only enforce that during dinner. There’s also ongoing construction on site, which they never mentioned when I made my reservation. Every time you ask the staff about activities or information, they just tell you to check the website—but when you do, the listed activities don’t actually exist in reality. After 8 p.m., when the pool closes, there’s absolutely nothing to do.

We just returned from the most amazing vacation at Fiesta Americana Condesa Cancun, celebrating my birthday, and I can honestly say it was unforgettable. The resort itself is gorgeous, but what truly sets it apart is the incredible staff. Their warmth, hospitality, and genuine enthusiasm made this trip one I will cherish forever. Everywhere we went, we were met with smiles and excitement about our celebration. While everyone was wonderful, there were several people who truly went above and beyond: Manuel May (Restaurante Rosato) – He made my birthday dinner magical. From his welcoming smile to recommending the perfect pasta, to presenting the most beautiful dessert with the whole restaurant singing, followed by a spectacular birthday drink show — he created an evening I will never forget. Sergio (Romantic Dinner) – He ensured every detail was flawless. Always attentive, always smiling, and always ready to make the evening special, Sergio made our private dinner one of the highlights of the trip. Arturo (La Cevichería) – Thoughtful and attentive, Arturo took extra care with my shellfish allergy, helping me select entrées that were both safe and delicious. His kindness and attention meant so much. Adriana (Guest Reservations) – She worked with Rogelio to make sure every detail of the trip was arranged perfectly, answering every question and helping to plan a birthday experience beyond anything I could have imagined. Kinverli (Guest Services) – From the moment we arrived, she made sure we had the perfect room and helped us get settled in smoothly and quickly. Fabian (Concierge) – He ensured all of Rogelio’s plans flowed seamlessly and exactly as he envisioned. Thanks to him, everything was executed beautifully. David (The Market) – He started each day off right with excellent breakfast service, always making sure we had what we needed to enjoy the morning and get ready for the day ahead. Housekeeping team – Our room 354 was always spotless, with fresh towels multi times daily. They even surprised us by arranging a multi-colored Happy Birthday message with rice on the bed for me and a full-length mirror after they noticed we didn’t have one — such a thoughtful gesture that meant so much. And honestly, there are so many more whose names I wish I had written down. Every single staff member was welcoming and enthusiastic. This resort is not just beautiful — it is filled with people who genuinely care and create moments you’ll never forget. If I thought my love was perfect for choosing Fiesta Americana Condesa for my birthday, now I’m absolutely certain he has no flaws at all. We left already dreaming about our return. Thank you, Fiesta Americana Condesa, for making my birthday — and our entire stay — truly magical.

I waivered on 2 or 3 stars. A few things that made the stay less than optimal. If you are expecting a 4 start resort, think again. Its more than 3 and less than 4. Quality wise overall I give it a 2.5. 1. First, they have no idea how room charges are supposed to work. When you check in you can leave a CC on your room, but everywhere you go on property, they will want a card. No one will do a room charge and the ATM does not work. They will always ask for a CC. Talked to another guest and he had same issue. Do not leave your CC for room charges, its useless. And complaining won't change a thing. You need to use your CC on premise at every single place. 2. The room humidity is soooooo bad. The sheets feel cold and wet and when you leave your clothes will smell like mold. They seriously need to clean the AC and revamp it. 3. The whole place is in disrepair. They really need to take down the pool and fix it. Missing tiles all over and cracks, AC is moldy, cracks in the walks, elevators not working, doors torn off hinge, bathrooms half renovated. 4. The restaurants are very confusing. I read reviews about the food being bad. I thought it was just ok, not bad, but not great. The problem is, the restaurant schedule is all over the place. Hard to keep track of what is open and what is closed. It was a mystery what and where you would eat every night. Maybe I was not looking in the right spot for a schedule. 5. This one, not their fault. The beach was gross with sargassum. The beach was unusable and unenjoyable. Bright spots: 1. The people working there are very friendly and accommodating for the most part. 2. Like the courtyard jungle and ponds, but for Christ sakes, fill the ponds. The fish are crawling on their bellies. 3. The gift shop has a free coffee shop with pastries and ice cream. All part of inclusive. The coffee is better than in the eating areas. 4. Pool side bar is great, but again, falling apart. 5. Being across from highway from Waterworld is nice. Short walk. Also short walk to other restaurants. Don't stray too far on foot. Not real safe.

An amazing hotel with incredible beach access, fabulous food, and a spotless, welcoming atmosphere. Perfectly sized — intimate enough to feel personal yet large enough to offer wonderful amenities. We brought my mobility-impaired parents, and they were able to get around with ease and truly had the time of their lives. It meant so much to see them relax and enjoy every moment.
